New Features Announcement

Welcome to our new Denver area website!

As of 11/16/2011, we have made a number of significant changes. The most significant change has been to upgrade the website core platform from Joomla 1.5 CMS to the latest WordPress release. With minimal changes to the overall “look and feel” of the site, this major platform change has allowed us to add many new advanced features, including the following::

• Enhanced and simplified menus and navigation
• Enhanced presentation of our seller’s “Featured Listings”, including local demographics, maps, and other information important to buyers
• A simplified home valuation request process
• A new “Downloads” page with property flyers for our current listings, buyer and seller disclosure forms and example contracts, buyer and seller guides and checklists, and other useful information
• More map searches for various property types, making locating homes for your preferred lifestyle and locations easier than ever

From 7/2009 to 11/2011, we continued to add lots of new content. We have also significantly enhanced the capabilities available to our registered users, including more fields in the advanced search form, more details in search results pages, and more information on the property details pages, including a fully functional Google map for each property.

As of 7/2/2009, we had changed website technologies and vendors in order to bring you a better user experience and more capabilities than ever before! The basic website design, content and navigation structure did not change significantly. You can still find local area information and can quickly and easily search for homes, condos and patio homes for sale by many Denver Metro metro city/town and popular area names using our area map search. The really big changes are in the home search form and property details pages.

New Mobile Phone Search

As of 3/28/2010, we have added an exciting new mobile phone compatible home search capability! If you are accessing the site from a mobile device, the website will automatically recognize the device type, and will take you to a mobile phone welcome screen. From that screen, confirm that you are using a mobile device by clicking through to the mobile phone search form. Other content is not yet available on mobile phones, but you will be able to perform basic searches, see search results, and, if registered, see all property details, including all available photos provided by the listing office.

New MLS/IDX Search!

As of 7/2/2009, there are new search forms that everyone may use for their own customized searches.

The Basic Search form, available to all users without registration, allows you to search by a few more parameters than before. It also now allows you to specify the order the search results are to be presented, with the most recently added or modified listings first being the default. This feature should be especially useful for returning visitors who want to see only new listings since their last login. In addition, users may elect to have search results presented in other orders, including city name, price, or total square footage.

The new Advanced Search form, which is available only to our registered and logged in users, provides many search parameters for those who need them to find their perfect dream home.

Modifying search criteria and saving your custom searches has never been easier!

The results of all searches are shown in a new and much more comprehensive way. Everyone will see a page of summary search results with basic property information for multiple properties per screen. From this search summary results screen, you can now use your browser”s “Back” button to return to your search form to make any necessary modifications to your search criteria to refine and narrow your search even further.No more losing your search specifications and having to start over from scratch!

Only after you are totally happy with the search results you are getting, and if you are a registered and logged on VIP user, you can save all of your search parameters in your own personal “VIP Search”, and if you wish, request that the system automatically send to an email alert each morning when a new listing is entered on the previous day that matches your saved search criteria. This process runs 7 days a week, not 5 days like many other local websites, so you are always among the first to know about a new listing!

Your saved VIP search is also available for you to open up and run interactively yourself. This allows you to review recent new listings that meet your custom search criteria quickly and easily.

Comprehensive property details tell you everything you need to know!

Users who are registered and logged in will also be able to see our new property details page. Pretty much everything we can tell you about a property is now in the property details page, which is why it will be limited to properly registered users. This includes more details for the type of property, details about basements, more information about room locations and room sizes (if provided by the listing agent), and much more.

Additionally, we will now be displaying property details based on type of property. For example, the vacant land details page does not need to display as much information as residential and condo/townhome pages, so much of that information is omitted to simplify the display. But vacant land does have other important information not applicable to the other property types, that will now be display for vacant land listing only. We will also customize the information displayed slightly for condo properties, to include the type of building, unit location in the building, and other details not applicable to single family homes.

For our investor clients, we will soon be adding a comprehensive custom details page for Income property types. These are special properties that are generally multiple unit buildings, like apartment complexes or commercial rental properties, where information needs to be provided based on the number of units, like number of 1-bedroom 2-bedroom and 3-bedroom units, and other property configuration details.

Returning Visitors Registered Before 7/2/2009:

We, and our new vendor, have invested hundreds of hours of development and conversion effort to bring you this new website. Along with these changes may come a little short term inconvenience for our previously registered users.

These users will need to re-register and log on to save listings or save their custom searches. The process less painful than before, and it no longer requires a password, just your valid email address. Also, any previously saved searches will need to be re-entered for the new system. Not many of you have saved searches now, probably because of the limited usefulness of that feature in the past. If you did have a saved search, it may not have had all of the criteria that you really wanted. This is your opportunity to build a new custom search to your exact specifications! Previously saved “Favorite” properties will also go away. There is simply no way to convert those from the old system to the new one.
