Traditionally, real estate agents get compensated with commissions based on the final sale price, generally paid by the seller or seller’s broker, and even then, only when a transaction is successful. This creates lots of uncertainty and pressures in their lives.
Sometimes, buyers don’t buy, and listed homes do not sell. Since real estate agents can not reliably determine serious sellers and/or buyers from the hesitant or just curious ahead of time, they end up having to put additional requirements on their Buyers and Sellers to improve the chances that they will be working only with well qualified and serious Sellers and Buyers.
In the Greater Denver Metro area market, an agent can usually expect 2.5% to 3.5% in commissions for representing a buyer that BUYS. . . or 1.5% to 3.5% in commissions on a house that SELLS . . . depending on their negotiated commission structure and value of the house.
If the Buyer buys or the house sells . . . But if they don’t … The Agent Gets Nothing!
That’s a big “if” – and every real estate agent knows it. They hate lugging around “Buyers” who are more interested in lunch or seeing how homes are designed and decorated than buying a home. Just as bad are the “Buyers” who aren’t sure what they want, don’t know what they can afford and haven’t a clue as to when they might actually buy.
Sellers who are not ready to list, and are just curious about their home’s value, or just want to “test the market” are even worse, because there are significant up-front marketing expenses incurred by the agent, that can never be recouped if the house doesn’t actually sell. And that is getting to be more common in today’s soft real estate market, especially if the Seller is unwilling or unable to put significant effort and investment into properly preparing and staging the house for showing and sale.

However, investors, small custom builders, “By Owner”, and private sale buyers and sellers can also benefit greatly and save money at the same time!
You may need some limited professional real estate consultation, advice and representation, but may not be ready for or need a “full service” program, or may not be ready or able to commit to a specific real estate agent quite yet. This may be the case if you are an investor/landlord thinking about selling to a tenant or relative, or are a buyer considering purchasing your current residence from the owner/landlord.
