The Falcon Hills subdivision of Highlands Ranch, Colorado is a private, gated community located in zip code 80126, just south of C470 and east of University Boulevard. This places Falcon Hills in the area of Highlands Ranch generally known as Northridge. Falcon Hills consists of about 160 high end single family homes north and south of Venneford Ranch Road. Homes in Falcon Hills date from about 1986 to 1991, and are on large lots, generally from about .33 to .60 ac. There are actually two Falcon Hills subdivisions, with Falcon Hills North being gated, and Falcon Hills South is not gated. Homes als lots in both of the Falcon Hills areas are generally comparable.
While many of the homes on the western edges of both Falcon Hills areas have very nice mountain views to the west, they also back to busy and noisy University Boulevard, and those in Falcon Hills North and on its northern edges, back to very busy and noisy C470, so location in the community would be a key consideration for any potential buyer. While many older homes in Falco Hills have been well maintained and updated over the years, some are still quite "dated", with many decor and construction details that may need extensive updating, and many still have original wood shingle roofs that would need to be replaced, if they haven't been already.
