Property Features Help

In the Property Feature section, registered and logged-in advanced home search users may enter any additional special property features that they require for their search.

Instructions for Property Features Section

To select multiple options in any of the scrollable list boxes of the property features section, click on your first selection, scroll to your next selection, then while holding the Alt key, click on the additional selection. When you are done, scroll through each list to review your selections, and to be sure that all of the ones you want have been highlighted. For all of these fields, the default is Ignore, which means that any of the listed options will be considered.

Please note for Style, Architecture and Construction, that these fields are very seldom accurately entered by listing agents, if any entry is made at all. Therefore, it is very strongly recommended that you leave these set to Ignore.

Basement types are also often not entered by listing agents, so use caution when selecting any of the basement criteria.

You may select a minimum number of fireplaces.

Minimum and maximum acres may be selected. Use decimal notation for lot sizes smaller than one acre. However, many times, listing agents do not enter a lot size that is stated in acres, and cannot be converted to acres, such as lot sizes like "large". Therefore, it is strongly recommended that you not use these fields. You should also keep in mind that, with very few exceptions, most city lots in the Denver area, especiallly closer in, are rarely over .20 or .25 acres until you get into the $400-$500k price ranges. Larger lots may be found in some older areas, and properties in outlying semi-rural areas. Newer homes are rarely build on lots larger than .14 acres, and many are much smaller than that.

When you have selected all of your desired additional property features, click any of the several "Start Search" buttons to display your search results.
