Denver Colorado Area Patio and Cluster Homes
Patio homes have traditionally been single family homes, arranged along a street, much like other single family homes, but on much smaller "zero lot line" lots, where the property line of one lot abuts a wall of the next lot, which in effect becomes the fence line between the properties. Thus "zero lot line".
Cluster homes are a relatively recent and popular variation of the patio home concept. In this style, several homes, usually four or more, are arranged with their fronts facing a common courtyard, and their garages facing the surrounding streets.
Because patio and cluster homes are in fact still single family homes, the maintenance of the home itself, including roofs and exteriors, plus whatever minimal interior yard or landscaping may be considered part of the property, are solely the homeowner's responsibility. While the properties may have small, privately owned and maintained yards, the front yards, and the the common courtyard areas in the case of cluster homes, are typically maintained by the homeowner association, to maintain quality and consistency within the community.
