The Auburn Park subdivision of Highlands Ranch, Colorado is located in zip code 80126, on the west side of Venneford Ranch Road just north of Highlands Ranch Boulevard. This places Auburn Park in the area of Highlands Ranch generally known as Northridge. Auburn Park consists of about 220 single family homes. These are actually three small adjoining areas of Auburn Park that are also sometimes called “Belcourt II” and “Brookfield II” and “Larsen” (misspelled “Larson” in some listings), the last apparently named for Larson Homes, the builder of the homes in that particular area. All of these areas are included in “Highlands Ranch Filing 70″. To avoid confusion with other areas of Northridge with the same names, we will use “Auburn Park” for all of these smaller and adjoining areas.

Homes in Auburn Park date from about 1988 to 1992. Since they are among the earlier homes built in Highlands Ranch, they are on larger lots, generally from .22 to .35 ac. Many Auburn Park homes back to open space, and those on the western edges also generally have very nice mountain views to the west, overlooking Northridge Park. One issue to look out for in Auburn Park is that the wood shingle roofs that some of these homes were originally built with should have been replaced by now. Approximately 60% or more of the wood shingle roofs on similar age homes in Auburn Park have already been replaced. If a home you are looking at in Auburn Park still has an original wood shingle roof, plan on replacing it right away.

At Prairie View Drive and Venneford Ranch Rd is Toepher Park, which has a children’s playground equipment, a ball field, a soccer field, a basketball court, and a barbecue pavilion with tables that can be reserved and rented for group activities through the HRCA office. Toepher Park provides easy access to the many Highlands Ranch trails along a natural area and Sand Creek, a small creek just east of Toepher Park that runs north into Sand Creek Park.
